CHAIN OF TITLE

the succession of conveyances [of title to property]; commencing with the patent from the government (or other original source) down to [and including] the conveyance to the present holder. The recorded chain of title consists only of the documents affecting title that have been recorded in a manner that makes their existence readily discoverable by a bona fide purchaser.
