APPURTENANT
In property law, “appurtenant” refers especially to the attachment of a restriction (eg, an easement; a covenant) to a piece of land (which benefits/restricts the owner of such land in his/her use & enjoyment).
To illustrate: if John grants Jane the right-of-way over John’s land [so that Jane can [easily] access the highway], this is an easement appurtenant to Jane’s land. See easement appurtenant.
